20 x 40 house plan, north facing, as per Vastu
The same narrow, deep 800 sq ft footprint as the east-facing version, with a north-facing entrance.
Sample 20x40 north-facing 2 BHK plan

On a plot this tight, this layout relaxes the National Building Code's room-size comfort minimums to fit a full 2 BHK — a real option in the planner, and the same trade-off most builders make at this size.
What fits on a 20x40 plot
With the standard setbacks this planner uses — 4 ft on the road side and 2 ft on the other three sides — a 20 × 40 ft plot leaves a buildable rectangle of 16' × 34', or about 544 sq ft of the 800 sq ft plot.
The generated layout uses 544 sq ft of that as ground-floor built-up area, of which about 289 sq ft is open living and dining space.
Setback rules come from your local municipal byelaws — change them in the planner and every figure above recalculates for your plot.
Achievable room sizes on a 20x40 plot
Every figure below is the solved interior dimension from the generated layout — wall face to wall face, exactly as printed on that drawing. Nothing here is a rule of thumb.
| Room | Size | Area |
|---|---|---|
| Master Bedroom | 7'2" x 9'8" | 69.1 sq ft |
| Bedroom | 7'2" x 8'3" | 59.1 sq ft |
| Kitchen | 3'6" x 9'8" | 33.6 sq ft |
| Bathroom 1 | 7'2" x 2'10" | 20.2 sq ft |
| Bathroom 2 | 7'2" x 2'10" | 20.2 sq ft |
| Living + dining | open plan | 289 sq ft |
Vastu notes for a 20x40 north-facing plot
As with the east-facing case, the narrow 20-foot width means the entrance, sitting in the northeast third of the north wall, leads into a layout that runs mostly along the plot's length rather than its width. The kitchen and master bedroom hold their usual southeast and southwest positions at the rear of the plot. What's specific to the north-facing version is that the living area, closer to the entrance along the north wall, can double as the plot's main source of natural light near the front — worth designing generously, since the rooms further back along a narrow plot's length will need more deliberate window and ventilation planning to compensate.

20x40 north-facing plans: common questions
Is a north-facing narrow plot harder to design than a wider one?
The Vastu placement is no harder; the practical challenge of a narrow, deep shape (light and ventilation to the middle of the plot) is the same regardless of facing direction.
Can a 20x40 north-facing plot fit a small garden?
Often a narrow strip along one side rather than a full garden, given the limited width, but it's a common addition where the plot allows.
Does the staircase placement change on a narrow plot?
No — south or southwest remains the preferred placement; a narrow plot just gives less room around it, which needs careful furniture and clearance planning.
